Working in real estate gives you a front-row seat to the smart moves buyers make and the mistakes that cost them time, money, and peace of mind. Even as an agent, there are a few things I would never do if I were buying a home myself.
First, I would never waive the right to an inspection. Even in a competitive market, skipping an inspection can lead to expensive surprises down the line. Instead, there are ways to write the terms around the inspection that are more appealing to the seller if you need to be competitive. I’d also never buy a home sight unseen without a trusted pro on the ground. Photos and online listings can only tell you so much nothing replaces an expert physically walking the property for you. I can be that expert for you!
Another big one: I’d never encourage you to buy out of fear of not finding another home. If it just doesn’t feel right, don’t do it! There will always be another one that comes along. I’d also rarely recommend using the listing agent “to save money”. That agent represents the seller, not you. Having a dedicated buyer’s agent means someone is negotiating for you and that can be worth far more than any perceived savings.
Lastly, I’d never wait until I was 100% “ready” to start. The truth is, most people never feel fully ready. Starting the process early (even before you’re actively house-hunting) can give you clarity, confidence, and a competitive edge when the time is right.
Buying a home is emotional but it still needs to be logical. A solid strategy from the start can make all the difference.
