My job isn't just to show you houses. It's to challenge you to make the best decision for your specific needs, and make sure you feel fully informed and confident through the entire process. Here's where I always start.

Prioritize Smartly

Prioritize location and lot size over AC and updated countertops. These are the two things you can't change about your new home. Everything else, countertops, fencing, paint color, you can problem solve and update down the road. Don't let a move-in-ready kitchen distract you from a lot or location that won't work long term.

Invest Intelligently

Always think a couple of steps ahead of where you are right now. If you had to sell this home someday, what would the next buyer be scrutinizing? You might not mind living on a busy road, but plenty of buyers will, and that affects resale. Thinking about turning it into a rental down the line? Look at whether current market rents would actually cover the mortgage.

Plan For The Future

It's easy to get caught up in the details in front of you: an updated kitchen, a primary suite with a soaking tub. But will this layout still work for you in two to five years? If kids or a bigger dog are on the horizon, does the yard and floor plan grow with you?
